What managers ask first
Is it a human?
No. Calden is an AI. At the start of every call it says who it is calling for, that it is an AI assistant, and that the call is recorded.
Your team can take over any job from the console, and a person is called whenever the rules require one.
What happens in a real emergency?
If there is any risk to life, such as a gas smell, it tells the tenant to leave and call 911 or the gas utility. It does no troubleshooting and pages your on-call person straight away.
For a property emergency such as an active leak, it walks the tenant through safe steps like the shut-off valve, then works your vendor list by text and call, moving to the next vendor after 10 minutes of silence.
Which vendors does it call?
Only yours. You give it your approved vendors by trade and area, in the order you prefer, and each one opts in by text before it contacts them about a job.
It does not find or recommend vendors you have not approved.
How does it work with the software we use?
It runs beside it. Tenants reach it by phone and text, and you see the results in the morning summary and in the console.
It can read your properties, owners, tenants and vendors from Buildium, Propertyware, Rentvine, DoorLoop or AppFolio. These connections are new and in beta, and the first sync is a preview you confirm. It only reads: it never writes back to your software. AppFolio customers can also upload report exports. Opening jobs from forwarded work-order emails is planned and not built.
What does it not do yet?
It does not send appointment reminders, collect invoices or photos, or pay vendors. There are no mobile apps.
